This morning on NPR's Morning Edition, Wendy Kaufman featured a story of how Martha has been a survivor by rolling the dice and spending money to stay afloat. She has also made some changes by changing her staffing structure and other things.

Martha is known as one of the best "green builders" in the region, such as the Fish Singer Place and Queen Ann Townhomes, City Cabins and many others have shown the way. Even though it was a struggle in this economy, she finished these projects and followed through on many green features such as, roof gardens, pervious pavement, total energy efficient construction, reuse of existing materials and so much more.

Construction of new homes rose more than expected last month. But with the glut of foreclosures and other houses already on the market, home prices in many places continue to fall. For homebuilders it remains a very tough market, and many are struggling to survive.
Martha Rose has been building houses for nearly four decades, and despite the hard times, she still loves it. The Seattle-area homebuilder refers to herself as a building nerd and worries about every detail, from the overall plan and energy efficiency of a project to how a particular corner will be built..




On a recent morning, she was clad in a blue bomber jacket with the name Martha stitched on the front — poring over construction drawings at the site of her latest project. She's building two town houses in the city's Qnee Anne neighborhood.
Rose is friendly and given the circumstances, surprisingly upbeat. She says you have to be an optimist to build on spec — that means you build a house and then hope someone will buy it a at price that allows you to turn a profit.
Rose says she's not usually nervous during construction; that part comes later.
"It's not until we are getting ready to list the property for sale, that's when the nerve-racking time [is]," she says. "If you build it will they in fact come? Does that work?"
It hasn't worked very well over the past three years. She built lots of houses, and lost money on just about all of them.
'Throwing The Dice'
Obstacles were and still are everywhere. For example, in the boom years, getting a construction loan was easy. But by 2009, Rose says, the routine approval process had turned into a two-hour ordeal.
"Sometimes you felt you were in a deposition," she says "You were grilled. It was intense."
She was rejected 10 times by 10 banks.
Rose ultimately got a small bank loan, but not before she drew down her savings so she could begin what she thought would be a fabulous four-house cluster.
"I gambled, I did," she says. "I threw the dice."
It was a terrible bet. For example, she had hoped to sell one of the houses for $639,000, but it didn't work out that way.
"It got down to 439 and people are offering 398, it felt like I was laying on the ground and people were kicking me," she says.
Asked why she kept building when the market was falling, Rose says simply that she's a builder. It's who she is and what she does, adding, sometimes you have to spend money to get yourself out of a hole.
Making Adjustments
In an effort to stay afloat, she's made some changes in the past few years. The biggest one is that she no longer has employees.
Instead she hires general contractors and subs only when she needs them. Gone is the expense of Social Security, unemployment and workers compensation payments. The latter could cost up to $3 an hour per worker. The staffer who dealt with all the forms is gone, too.
"I can't see having a business that is that complicated again," she says. "The idea is to get leaner and meaner, not literally meaner, but to get your business down to bare essentials."
Worrying about all this is tough, but Rose has discovered the perfect place to get away and gain perspective.
She's headed off to go roller skating.
She says she goes there and thinks about staying on her feet and not falling down.
"The floor is slippery until you get used to it, and you go with the flow, you do your best, you pay attention and you try to stay vertical," she says.
Just like she's trying to do in her business.
Rose slips into the crowd and makes the first turn looking confident.

Fish Singer Place Wins "Built-Green" Five Star Rating

Shoreline's newest Eco-village development has won recognition from Built Green (a rating system from Master Builders Association of King and Snohomish Counties) .

Martha Rose Construction is a local builder that specializes in Sustainable Development techniques.
Martha's company has won many awards and now offers four beautifully designed new homes in the Greenwood Neighborhood (Highland Terrace) in Shoreline. They were just completed this spring.
It is walking distance from the Aurora Square shopping center.

They are priced very competitively to provide green options for the consumer who wants to live in a home that leaves a much smaller "footprint" than the typical house.

Martha Rose, one of the preeminent green builders in the region, has recently completed her latest community of 5-Star homes including four new single-family homes and one 5-Star remodel of the home that was originally on the site. The project is called Fish Singer Place, and the homes are modeled to be 49% more efficient than code, and the innovative green building strategies are too numerous to count. 1000-gallon rainwater tanks, green roofs, vegetable gardens, and an espaliered fruit tree grace each site. LED lighting, heat recovery ventilators, R-29 walls and quadruple pane windows achieve the energy efficiency. Whole house radiant heating and low toxic paints and finishes ensure the homes have clean indoor air, and meticulous selection of locally sourced certified wood along, recycled tiles and an 87% construction waste recycling rate demonstrate a responsible use of materials. Finally, a centrally located community fire pit creates an atmosphere rarely found in new construction.
Some of the many green features of the project include:
Site and Water Protection
  • Vegetable gardens and espaliered fruit trees and worm bins provided at each property
  • 1,000 gallon rainwater catchment tanks
  • Community driveway is made of pervious concrete
  • No turf grass anywhere in the community
  • Centrally located fire pit to promote community interaction
  • Green roofs installed on the garages of two of the units
  • Preservation of 6 large trees in on the site
  • No impervious surfaces outside of the house footprints
  • Installed only dual flush toilets
  • Accessory dwelling units provided with two of the units

Heat recovery ventilator acts as whole house fan on timers to ensure optimum indoor air quality
  • Garages detached from homes
  • Used only low VOC paints, sealers, caulks and adhesives
  • Installed formaldehyde free cabinetry and shelving systems
  • Installed drainage plane between walls and siding
  • No ducted heating in the homes
  • Shoe removal vestibules located at both front and back entrances to homes
Material Use
  • 87% construction waste recycling rate achieved by source separation
  • Used 25% flyash mix in all concrete
  • Milled trees from site into fir flooring for homes
  • Used locally sources salvaged wood for built-in furniture
  • Used 50 year recycled content siding
  • Used locally sourced, locally manufactured doors
  • Unfinished solid pine shelving provided in all storage areas
  • Provided built-in recycling center
  • Used brick from original chimney to create central fire pit

This past Saturday, April 17th, Martha Rose Construction celebrated the 40th Anniversary of Earthday and Grand Opening of Fish Singer Place project.  The event was well attended and guests enjoyed tours of Green Features in this second Eco-friendly Village in Shoreline.

The fully furnished, restored Farm House was a beautiful example of remodeling to decrease the carbon footprint and nearly eliminated stormwater runoff.  Many examples of recyled materials and highly insulated, passive solar.


Martha Rose has led the way in Green Building practices in the Seattle Area.
Her projects have won many awards. This project is the Martha's latest, featuring 
"high performance homes".

It's a great addition to the Shoreline Community.

Today marks the beginning of Earth Week.  It is the 40th Anniversay and a pretty big deal.
As a personal note, I was actually a participant in the original Earthday back in 1970! So I guess that makes me an Earthday "geezer"! Oh well, could be worse! At least I'm still here!
