Greetings Green Home Tourists!

Here are the final four selections for the Green Home Tour this Sunday 

starting at 1pm at Martha Rose’ Fish Singer Placedevelopment in Shoreline. 

The address is 433 Fish Singer Place with access from Dayton Ave N., just a 

couple houses south of N. 160 just up the hill from Sears and Central Market 

on Hwy 99. We will spend 45-60 minutes at Fish Singer as there is so much 

to see and Martha will be there to help explain the green features and systems. 

The site development is amazing with many eco-friendly functions along with 

the great aesthetics.

 We can carpool or caravan to the next homes on the tour. For those that asked, 

there is no charge for the tour. We are fairly passionate about green homes and 

are happy to share the passion with others. Of course we are happy to provide 

real estate services for those that would like us to provide them, but this is all 

about seeing, learning and appreciating the fantastic work these architects and 

builders have done in their green home implementations without a bunch of sales 

hype.

 The second home is a green remodel just a few blocks from the Phinney Center. 

This is one of the best Built Green remodels I’ve seen in terms of staying within 

the character of the original design as well as the neighborhood, and the quality 

of craftsmanship, materials and green systems is fairly rare compared to many of 

the green remodels I’ve seen. The architect was Amy Williams with Blue Canyon 

Construction as the contractor. I’m supposed to be getting a copy of the checklist 

so we can know more about what is behind the walls and under the floors that 

would demonstrate a good green home design.

 Home #2 on the map is a Four Star Built Green home that has many green features 

and systems which you will already have seen at Fish Singer, but this is definitely 

one of the better infill townhomes I’ve seen with tight energy envelope, plumbed 

for solar hot water, great daylighting, nice choice of materials and great feng shui. 

This home was designed by Stefan Hampden at Cast Architecture and was presented 

at last year’s NW EcoBuilders Guild 10×10x10 event.

 The last home on the tour is in a high density luxury home development, but really 

it is not so ostentatious like the Street of Dreams green homes with massive square 

footage. I’m sure the pricing has more to do with the location and views, but the 

unique geothermal system along with the overall energy efficiency design, choice 

of green materials, and high quality craftsmanship definitely makes this home worth 

seeing. The listing broker will be available to answer detailed questions about the home.

Fish Singer Place Wins "Built-Green" Five Star Rating

Shoreline's newest Eco-village development has won recognition from Built Green (a rating system from Master Builders Association of King and Snohomish Counties) .

Martha Rose Construction is a local builder that specializes in Sustainable Development techniques.
Martha's company has won many awards and now offers four beautifully designed new homes in the Greenwood Neighborhood (Highland Terrace) in Shoreline. They were just completed this spring.
It is walking distance from the Aurora Square shopping center.

Martha Rose, one of the preeminent green builders in the region, has recently completed her latest community of 5-Star homes including four new single-family homes and one 5-Star remodel of the home that was originally on the site. The project is called Fish Singer Place, and the homes are modeled to be 49% more efficient than code, and the innovative green building strategies are too numerous to count. 1000-gallon rainwater tanks, green roofs, vegetable gardens, and an espaliered fruit tree grace each site. LED lighting, heat recovery ventilators, R-29 walls and quadruple pane windows achieve the energy efficiency. Whole house radiant heating and low toxic paints and finishes ensure the homes have clean indoor air, and meticulous selection of locally sourced certified wood along, recycled tiles and an 87% construction waste recycling rate demonstrate a responsible use of materials. Finally, a centrally located community fire pit creates an atmosphere rarely found in new construction.

The fully furnished, restored Farm House was a beautiful example of remodeling to decrease the carbon footprint and nearly eliminated stormwater runoff.  Many examples of recyled materials and highly insulated, passive solar.

Martha Rose has led the way in Green Building practices in the Seattle Area.

Her projects have won many awards. This project is the Martha's latest, featuring

We had a fascinating site visit to Fish Singer Place today.

Martha Rose is a local developer in the Shoreline Area. She has championed the "eco-village" concept in several of her recent projects. These projects feature many green building tactics and techniques including the "High Performance House" concept. Marthas previous project on Greenwood Ave N was featured in the Shoreline Sustainabilty Strategy Report.

The making of a High Performance House



Fish Singer Place Low Impact Development Strategies

Located just south of 160th on Dayton Ave N, a (4) lot eco-enclave is under construction. The Fish brothers would likely be very pleased that developer, Martha Rose, is employing many strategies on their old land to help clean up our waterways. Careful civil engineering allows all portions of the property to absorb, retain and purify storm water until it has a chance to sink into the ground and slowly wend its way to Puget Sound. Here are some of those highlights:

Several portions of this 35,000 square foot site are left undisturbed with 7 mature native trees and other smaller deciduous trees left intact. Wood chips from ground tree branches form a thick layer of mulch that create a natural forested condition that absorbs water like a sponge.

Sod is not planted, eliminating the need for lawn mowers, weed killers and artificial fertilizers. Areas suitable for vegetable gardening are enriched with slow release fertilizers such as manure compost, bone meal and wood chips to help create tilth. A similar strategy is used for landscaping plants to allow the native and drought tolerant species to thrive. These beds absorb water almost as well as our little forest.

Our hardscapes also function as water filtration devices. The pervious pavement road, installed over a thick bed of 2” crushed granite railroad ballast, is so efficient at purifying pollutants that it breaks down mercury and other heavy metals into 98% inert compounds. This rock basin that underlies the road is hospitable to microbes that “eat” the harmful substances, allowing cleaned water to be absorbed into the adjacent soil. Rain water on site that is not intercepted by a rain barrel or absorbed in garden beds ends up in this under-road natural treatment plant.

Vegetated roofs also play a role in storm water management. About 70% of the water that lands on a green roof stays there to either evaporate into the sky or to be released by transpiration over a longer time. Plants protect these long lasting roofs from harmful UV rays and also help to temper climate and add beauty to our buildings.
